SimpleHomeLoan.com started when founder, Michael Faust, realized the potential of the Internet to revolutionize the loan process. He set out to make the home loan process simple and less cumbersome for the consumer by working to eliminate inefficiencies by harnessing technology and providing customers one simple online mortgage sight that provides a great selection and service for online mortgages.
When you request a lock-in for your loan rate, we will contact our lending partners to confirm the rate lock. We will then notify you that your loan has been locked. There may be times that we are unable to secure the rate that you request due to changing market conditions and other variables beyond our control. We will advise you if this is the case. Lock or Float SimpleHomeLoan.com gives you the option of either locking your loan or "floating" it. Floating means that you may be able to secure better pricing should rates improve. This strategy requires that you monitor rates daily to determine the actual rate that you wish to secure. You may lock your loan at any time. Your loan documents cannot be sent to title until an interest rate is locked. You may only lock your loan one time. If you choose to lock at the time of application, and your lock is confirmed, your documents will be drawn at that rate. If interest rates drop significantly from the time you lock your loan until the time SimpleHomeLoan.com is ready to send your documents to the title company, you must contact us and request a lower rate. We will then attempt to obtain a lower rate on your behalf. We will not guarantee that you will in fact receive the lower rate. Guidelines The rates that we are quoting apply to borrowers that meet certain credit, income and appraisal guidelines. If we determine that your loan request does not meet the standard guidelines of our lending partners, then we will contact you and give you other alternatives. Do I need to provide all my personally information to SimpleHomeLoan.com in order to apply for a loan? You do not have to fill out every single section of SimpleHomeLoan.com' s online loan application in order to submit your loan application to us. However, we are required by lenders and government guarantors to collect all of the information requested on the loan application, so you'll need to give this information to your Loan Officer when it is requested in order for us to process your loan. Does SimpleHomeLoan.com share my personally identifiable information? SimpleHomeLoan.com will not sell your personal data. We do need to share some of your data with agents and third parties authorized to process your home loan. In general, we work with the following authorized agents or third parties to perform services related to your loan:
• Credit agencies In addition, we need to contact your employer, to verify your income, and your bank, to verify your assets. We do not share information about your specific loan application with these institutions. State and federal agencies require certain information regarding the number of loan applications received, loan amounts, race and gender make-up of our customer base. This information is disclosed to the broker of record under the laws of California for loans originated by Michael Faust and will be disclosed under the regulations effecting the broker of record. Like all other licensed mortgage brokers, the broker of record is required by license to submit to periodic audits of actual customer loan files. This is to ensure that we are complying with all the regulations in place to protect consumers. When you sign the Universal Residential Loan Application, you grant the broker of record for Michael Faust permission to include your loan file in these compliance reviews. Licensed mortgage lenders are required to perform quality control reviews monthly on a small percentage of customer loan files to re-verify all calculations and procedures.
